Our mission is to imagine, advocate for, and protect Hull’s most special undeveloped space — its estuary, its beach, its open horizon — as a living landscape woven into the rhythm of community life.
This irreplaceable stretch of the estuary, beach, and sky belongs to everyone — a place where neighbors gather, children play, and the rhythm of the tides shapes the rhythm of community life.
By transforming underused land into shared green spaces, gathering areas, and gentle public amenities (such as food trucks and places for passive recreation like bocce, cornhole, and picnics), we create a destination that brings people together while honoring the beauty that makes it worth protecting in the first place.
This work demands responsibility as much as imagination. We are committed to advocating for thoughtful, sustainable stewardship — protecting fragile habitats, minimizing our footprint, and ensuring that whatever we build here strengthens rather than diminishes the land's natural resilience.

Our Team
Kelly Crummey
A Massachusetts native, Kelly moved to Hull in 2018. She runs her own communications consultancy and is a founder of the Beach Community Action Group. Kelly is also a member of the Beach Management Advisory Committee and served previously on the board of S.O.S. Hull. Kelly enjoys walking her dog on the beach, scuba diving, live music, and wildlife photography.

Susan Mann
Susan was originally a Summer kid in Hull and has been a full-time resident since 2015. Susan is also the chair of the Beach Management Advisory Committee, founder of the Plover Ambassadors and the Beach Community Action Group, and previously a member of the S.O.S. Hull Steering Committee. She enjoys giving back to the community and being surrounded by beauty and nature.

Jim Ianiri
Jim is a family law attorney, and he and his wife, Rebecca, moved to Hull in 2015. He has served on several town committees, including the Community Preservation Committee (for almost 10 years!), No Place for Hate and the Economic Development Committee. Jim is an outdoorsman who has spent almost twenty years hiking and climbing mountains in the U.S. and internationally. His next big adventure will be walking the last 100 km of the Camino de Santiago in Spain.

Val recently moved to Hull and is a land use and licensing lawyer in the cannabis space. Val is also a founder of the Beach Community Action Group, a member of the Beach Management Advisory Committee, and previously served on the Conservation Commission in Cohasset. He also applied to be on the HRA board in 2025. You’ll often find him walking his rescue dog, Peach, on the beach while picking up trash and debris.
